The Membership of BE+ will elect 5 members to the Board of Directors to join the continuing directors. Through our annual election process, voting Members are encouraged to consider how the Board represents the community we serve, and how a candidate Director could support the advancement of our mission. We encourage diversity of directorship categories and of geographic regions as well as skills and experience when nominating candidates.

We expect all candidates to be passionately committed to our mission to drive sustainable and regenerative design, construction, and operation of the built environment.

DESIGN CONSULTANT - OPEN

Kristen Fritsch (incumbent)

Elkus Manfredi Architects

Kristen is an architect with 24 years of experience championing collaborative and resilient design initially as a designer, then as a principal of a small sustainable design firm in Seattle. From the first half of her career her project portfolio includes everything from picnic shelters to planning work and everything in between including several wineries, cultural centers, a light rail station, student housing, classroom buildings and a YMCA.

What is your background in the green building industry?

Throughout her career, Kristen has focused on implementing sustainable design strategies in her projects. This involved developing an integrative design process, rating system expertise, and extensive understanding of responsible materials. Kristen was actively involved in the Seattle AIA COTE and at Boxwood she led sustainability consulting work. At Elkus Manfredi Architects she is a full-time Sustainability Coordinator leading their AIA 2030 Commitment effort and advising project teams on optimizing energy efficiency and health and wellness goals. She organizes firm-wide continuing education on a range of sustainability issues and is constantly developing new resources for designers including performance analysis workflows, embodied carbon analysis and healthy materials research. She is also an engaged BE+ member, existing executive board member and part of the CLF Boston Hub working groups on material reuse and low carbon concrete.

Kristen has been engaged in the chapter as a Women in Green Roundtable co-leader and most recently on the board of directors where she was as the secretary and now vice-chair on executive committee.

What will you bring to the Board of Directors?

I bring integrity, enthusiasm, creativity, curiosity and maybe a little humor to everything I am involved in. My leadership and community engagement experience from my current involvement in BE+ and past involvement on boards for various schools and community organizations has helped me develop strategic planning and communication skills, as well as an empathetic, constructive and collaborative approach to challenges.

CONSTRUCTION / MANUFACTURING

Eudad Gonzalez

Turner Construction Company

As the VP & Business Manager, I develop and leads the execution of the business development strategy for Turner’s Boston business unit to ensure long-term marketplace viability and success. I create and execute the strategic sales plan, develop and manage industry relationships, negotiate contracts and business terms for future projects, and drive our engagement. I am involved in the local community, advocating for the advancement of diversity and inclusion. I am currently board member of the Ace Mentoring Program, AGCMA, A Better City, and Saint Rock Haiti. He is also a co-chair for the Diversity and Inclusion committee within the AGCMA, a former board member of Girls Incorporated of America Holyoke, and involved with Boston Harbor Now, Timber HP.

I have worked across multiple market segments, including healthcare, commercial interiors, data centers, industry, and life science. Prior to my current role, I helped lead the Special Projects Division.

What is your background in the green building industry?

I am the Vice President and Business Manager for Turner Construction’s Boston Business Unit. Turner is recognized by ENR as the #1 Green Contractor in the US for the past 15 years. He helps to drive sustainability initiatives across all projects. Beyond certified buildings, Turner is committed to supporting sustainability goals, including reducing carbon emission during construction, reducing embodied carbon on our projects, providing expertise on resiliency focused projects, high-performance and Net-Zero design, Sourcing healthy materials for our projects, waste reduction strategies on our projects, and Design for Freedom.

What will you bring to the Board of Directors?

With 21 years of experience in the industry, I have worked with various organizations and sit on the board at 4 of them. As a man of Latino decent, I have a passion for bringing diverse perspectives, backgrounds, and experiences to everything I do and understand the need for increasing awareness and diversification with in the industry. I can help bridge the gap of bringing different perspectives to the board in order to align the board’s mission with the communities that we serve.

My focus at Turner on business development has allowed me to develop meaningful and strong relationships, which can help bring awareness to BE+. My leadership and strategic planning expertise over the past 21 years will bring fresh perspective to the board. Thus, further advancing the mission of driving sustainable and regenerative design and construction within our communities.

Sheila Hemami

Triple Ring Technologies

I have over 28 years of experience in research and development and in leadership in the academic and private sectors, emphasizing identifying early-stage technologies to address unmet needs and accelerating technology transfer. In the last 7 years, I have focused on cross-sector projects that identify, develop, and deploy solutions to large-scale environmental and sustainability challenges. I currently lead East Coast operations and direct the environmental and sustainability portfolio at Triple Ring Technologies (Boston and Silicon Valley). Previously, I was with Draper in Cambridge, MA, where I directed internal research and development and created a new business unit dedicated to addressing unmet technical needs for underserved medical populations and for the environment. I spent 22 years in the academy, as a professor of electrical engineering and academic leader at Cornell University (19 years) and at Northeastern University (3 years), after starting my career at Hewlett-Packard Laboratories.

What is your background in the green building industry?

My green building experience is in development of a transition technology for heating, that requires no retrofit to reduce emissions while awaiting the transition to full electrification. Specifically, I led a direct-air-capture project with a novel catalyst to generate low-order hydrocarbons, an energy intensive process that can be made carbon-negative if operated using renewable energy. Producing a propane replacement emerged as a commercially viable application for a suitable pilot program in the Northeast. A mix of propane (90%) and the product (10%) could be used with existing infrastructure (e.g., for heating, as well as other residential and commercial building propane uses), allowing a reduction in overall emissions for building owners with no changes required to their existing equipment. It was through this project that I was introduced to HVAC energy requirements in residential and commercial buildings, as well as the value of transition technologies.

I have been heavily involved with my professional society (the IEEE, Institute of Electrical and Electronics Engineers, with over 400,000 members in 160 countries) for decades and very much enjoy the community service, advocacy, and opportunities to effect change that an active not-for-profit within a sector can create. I have held a variety of leadership roles at different levels of the organization. From 2015-16, I served as Vice President for Publication Services and Products, which oversaw the $400M/year scholarly publishing arm of the IEEE. This role included a seat on the IEEE Board of Directors. Serving as VP Publications and on the Board provided me with experience in governance of a large, multinational not-for-profit organization with extreme diversity in the populations that it served.

My professional experience has included leadership positions in universities, where significant resistance to change exists, often for no reason. Effecting change requires socialization, consensus building, and patience. It has been extremely important to me throughout my career to ensure that positive benefits from change will outlast my own tenure in any leadership position, and I have accomplished this by institutionalizing my programs.

I have developed a range of technology programs with a broad focus on the environment. These have included water-based projects (microplastic measurement, coral restoration, marine protected area monitoring); land-based projects and agriculture (wildlife conservation, soil organic carbon measurement, crop waste management); urban living projects (pedestrian and bicyclist road safety); and carbon removal (direct air capture for heating fuel).

Describe any involvement and interactions with Built Environment Plus (USGBC MA) in the past five years:

My involvement with BE+ has been limited to attending a roundtable – I became aware of the organization when I was approached about being a candidate for the board. I was sufficiently impressed with the organization that I decided to pursue candidacy.

What will you bring to the Board of Directors?

I approach challenges with energy and enthusiasm. I am action-oriented, data-driven, and decisive. My communication style is direct, objective, and non-judgmental. I believe in openness and honesty.

I bring experience in serving on the board of a not-for-profit serving a highly diverse community with a range of needs and wants from the organization, and in ensuring that the community feels heard and served by the board.

I bring experience in establishing programs within organizations and communities to provide mentoring and professional development, and in ensuring that diversity, equity, and inclusion are core components of organizational operation.

Lastly, I bring the perspective of a technology developer with experience in building cross-sector teams to develop deployable and sustainable solutions to large-scale challenges.

Daisy Chen

Bain Capital

I have been an investor for 12 years and most recently leading investment opportunities in Sustainability space at Bain Capital Double Impact, a fund dedicated to doing social & environmental good while generating financial returns. I also work with sustainability companies in scaling and growing their operations, and as a result, significantly amplifying their sustainability impact.

What is your background in the green building industry?

Within Sustainability investing, I focus particularly in energy efficiency, building decarbonization solutions, and renewable energy. I have met with and evaluated many green building companies such as green materials, decarbonization software, building automation systems, and energy efficiency services providers. I understand competitive dynamics in the market as well as value chain around green building solutions. In addition, I’ve been closely following the regulatory backdrop for the industry and how it impacts companies operating in the space.

What will you bring to the Board of Directors?

I bring a financial and operational view to the Board of Directors, having an investment background, and that is coupled really well with my passion and expertise in sustainability. In order to scale and amplify sustainable built environment, the financial angle is an important one to make sure the solutions are financially sustainable and designed for the long term. I can also help specific companies in the space to grow, either via financing activities or operational initiatives, both of which I have a great deal of experience in.

Elijah Ercolino

Boston University

I come from a deep domain experience in building energy efficiency, Distributed Energy Resources, HVAC controls and operations—from Planning, Commissioning through warranty, to Operations of LEED and NetZero and retrofit projects.

What is your background in the green building industry?

My background in Green Buildings is lifelong; growing up in a passive house design with solar PV in Northwest Montana. It continues today building roadmaps for BU’s Climate Action Plan, bringing some of the most advanced green buildings in the City of Boston online, and working with elected officials and serving in first every BERDO committee to focus on decarbonization of built environment.

I am newish and I’m diving right in.

What will you bring to the Board of Directors?

I will bring the perspective of the institutional owner in Boston with eye towards innovation and opportunities for successfully business models to address the challenges of the Built Environment.

Rebecca Schofield (incumbent)

Pennrose

I’ve been in the affordable housing world for over 8 years, working at a CDC for 6 that focused on bringing green development into our affordable developments, both new construction and rehab/adaptive reuse. I’ve worked at a national development company for 2.5 years now, learning about energy efficiency programs and policy priorities beyond Massachusetts. Affordable housing faces unique pressures – scarce public funding combined with mission-driven development and sustainability priorities have pushed our industry to get creative about green building.

What is your background in the green building industry?

I have completed several adaptive reuse and rehab projects that improve the energy efficiency, material health, durability, and overall sustainability of affordable homes. I’ve also worked on a new construction Passive House development, several solar PV and solar thermal systems, and have participated in training programs through Neighborworks, USGBC, and Enterprise to advance my knowledge of green building.

N/A. I have been a co-chair of A Better Cambridge, a citywide housing advocacy group in Cambridge, since 2019 and have served on several panels and working groups based on my housing work.

I initially joined the BE+ board in 2021. Before then, I had participated in several roundtables, emerging professionals sessions, and the green building showcase.

What will you bring to the Board of Directors?

A board role at BE+ allows me to bring our community knowledge to my company, plus my experience with affordable housing finance and development priorities provides important context for BE+ policy work. I’m excited to expand my role on the board, spending more time engaging with specific initiatives.

Emily Jones

Local Initiatives Support Corporation (LISC)

Emily Jones serves as the Senior Program Officer for LISC Boston’s Green Homes + Green Jobs Initiatives.

In this role, Emily convenes experts to provide relevant trainings for the field; supports owners, property managers, and other stakeholders to help them complete desired energy efficiency and clean energy projects; and drives progressive policy that results in clean, efficient, and equitable energy for Massachusetts’ affordable housing sector.

Before joining LISC in 2016, Emily was Director of Partnerships for Union Capital Boston, a nonprofit that transforms social capital into opportunity. Emily has also served as a Peace Corps Volunteer in Togo, and worked and served as an AmeriCorps Member with City Year Boston. Emily holds a bachelor’s degree in Geography and a master’s degree in Public Policy.

What is your background in the green building industry?

Over the past eight years, Emily has supported the deployment of $3.5M+ for affordable housing partners to engage in building decarbonization upgrades. She launched the STAR Solar Program, which has provided portfolio-wide solar analyses for 40+ multifamily affordable housing organizations across Massachusetts and spurred 7.7MW of planned solar installations to date.

Her policy advocacy efforts have resulted in the creation of Passive House incentives for affordable housing through the Massachusetts Clean Energy Center, Mass Save, and Massachusetts’ Low Income Housing Tax Credit Program; as well as the inclusion of $50M for affordable housing decarbonization via the Massachusetts Department of Energy Resources’ Low- and Moderate-Income Housing Decarbonization Grant Program.

She is currently focused on ensuring the deployment of significant building decarbonization resources via the creation of a $300M Zero Carbon Renovation Fund and/or related decarbonization legislation at the state level.

Metropolitain Area Planning Council (MAPC)

In my roles on the Government Affairs team at the Metropolitan Area Planning Council, and now as Director of the Department, I am focused on helping cities and towns achieve the necessary and ambitious net zero emissions targets set in statute. For me, this focus is mostly legislative and budgetary– ensuring that state statute and programs are making needed actions simpler, incentivized, and directed to meet the needs of historically underserved populations. It is also grounded in coalitions- both staffing coalitions of municipal leaders and in working together with policy experts to bring the best ideas to agencies and legislators.

What is your background in the green building industry?

I’m a passionate advocate for creating policy levers that incentivize healthier buildings for people and the planet. I’m newer to working with Built Environment Plus. I’ve had the opportunity in the past four or so years to work with Built Environment Plus for the creation of the opt in stretch code in statute alongside other organizations and key legislative decision makers.

What will you bring to the Board of Directors?

I am most excited to bring my experience of state and local advocacy and coalition building to the board. I have a track record of creating connections across silos of policy expertise, bringing together experts from public health, water, natural gas and land use to weigh in when it matters the most, and working with formal and informal coalitions to work towards shared goals. I am really excited about the opportunity through serving on the Board of Directors to collaborate on ways for BE+ to be in more of those rooms. I also bring expertise from past board service, including chairing a membership committee. We have an opportunity in Massachusetts to lead an agenda for a sustainable, resilient, and equitable future. Municipal and state governments are looking for solutions for how to achieve our 2050 emissions targets and BE+’s voice is a critical part of that work.

The Election closes at 5:45 PM on January 25th, 2024 at the Annual General Meeting.

Job Description

Built Environment Plus (BE+) is seeking leaders from our community to join our Board of Directors. Sitting on our Board is an extraordinary opportunity for an individual to serve our community and advance the sustainability of the built environment. The ideal candidate is passionate about strengthening leadership and governance in the nonprofit sector. The BE+ Board of Directors is composed of leaders from nonprofits and for-profits, across the industry, who are dedicated to the organization’s mission of driving sustainable and regenerative design, construction, and operations of our built environment. Our board members champion the importance of leadership and believe that every organization needs an effective board to fully realize its potential for good. In addition to the standard roles and responsibilities of a board member, our board members are active advocates and ambassadors for the organization and are fully engaged in securing the financial resources and partnerships necessary for BE+ to advance its mission. Built Environment Plus is a 501(c)(3) member-based organization. The organization’s strengths are its power to convene a wide variety of stakeholders in the industry and beyond, and its ability to provide a wide variety of programming such as green building education, networking events, advocacy, and leadership opportunities. Our activities are supported and enhanced by the volunteer efforts of our community members and are directed to inform the public about green building practices and transform the market.

Term: BE+ Board of Directors are typically elected for a term of three years, and may serve for a maximum of two consecutive terms. Elections are facilitated virtually and culminate during our Annual General Meeting (January 25th, 2024). The board term begins in January 2024.

Board Election Procedures

To align with our strategic plan, we are seeking the representation of experts from a variety of sectors involved in the design, construction, and operation of our built environment. BE+ currently has 14 Board members. According to our bylaws, we can have no fewer than seven and no more than 19 Directors. In addition, BE+ seeks a diversity of perspective from its Directors across professions, areas of expertise/interest, as well as gender, age, race, and ethnicity.

In order to increase the diversity of the board and potential participation by members, the BE+ board has embarked on a new process to support greater participation by members:

1. The nomination period is from 11/8 to 12/13.
2. There are three methods to get nominated to the board:
               a. Members can nominate themselves
               b. Members can nominate other members
               c. A Board selected Nominating Committee will nominate members to the Board.

Seats are organized based on the following professional sectors: Design Consultants, Construction/Manufacturing, Owners/Operations, Policy/Advocacy, Other Fields not named above (e.g. Education, Utilities, Law, Community Development, Clean Energy, etc.). Seven of those seats are reserved for one representative from various professions outlined in the table below.   

After the nomination period is complete, the Board and the Nominating Committee will vet the candidates and bucket them according to the categories noted in the tables below. The Board has discretion to increase/decrease numbers in each Professional Category by 1. to align with our strategic plan and diversity goals.  The Board will vote on the final Ballot and number of Board members for the year.

        Criteria

        A BE+ Board Member…

        • Has knowledge of BE+ mission, goals, and objectives and is able to promote them effectively;
        • Has the experience and influence needed by BE+ and/or can also represent one or more disciplines that can help balance the Board’s membership;
        • Has showcased leadership skills in their community and can use their experience to successfully work with the rest of the Board and its committees;
        • Is capable of being an active public representative of the organization and can successfully include others in the work of BE+;

        The Board as a whole cannot have more than two Directors from the same company or organization at a time. A board member should expect to commit an average of 3-6 hours a month. Monthly commitment may vary based on initiatives, committee work, and events.

        General Responsibilities

        Board members are expected to… 

        • Review financial statements and the budget and to otherwise help the board fulfill its fiduciary responsibilities;
        • Familiarize themselves with bylaws and other organizational documents;
        • Attend at minimum fifty percent of board meetings per year either in person or virtually;
        • Read board materials in advance of monthly board meetings and to come prepared to ask questions and participate in discussions.
        • Currently the board meets once per month virtually or in person;
        • Serve on one or more committees of the board and actively participate in committee work. Current committees include; Education, Community Building, Governance, and Advocacy;
        • Be an active community member of Built Environment Plus
        • Secure a minimum of $1500 necessary for BE+ to achieve its mission, whether from the Board member’s own organization, from personal contributions or in using personal relationships and connections to actively recruit sponsorships and memberships. Alternatives to actual monetary contributions include supporting efforts to bring in monetary resources (such as teaching courses, participating in panels, etc.).
        • Responsibly represent the organization to their respective communities and advocate for BE+’s mission, programs, and services as appropriate.
        • Support initiatives and events, panels, etc. to further the organization’s mission. These may include efforts around DEI, elections, educational programming, advocacy efforts, etc. This is an active and engaged Board.

        Each board member is required to vote and have an informed decision after a thorough assessment of an issue. Specific tasks which will need groundwork and a vote by Board members include:

          • Decisions on policies, goals, objectives, and priorities;
          • Collaboration with other Board members and staff in the process, updates, and approval of specific strategies and objectives;
          • Nominate and vote officers for the BE+ Board;
          • Oversee and evaluate the strength and success of the projects and programs and make sure that these projects and programs are reaching the appropriate goals needed by the organization;
          • Approve and oversee operation, property, and equipment budgets;
          • Facilitate selection, employment, and evaluation of the Executive Director;
          • Support the Executive Director in fulfilling their job duties;
          • Review and update the Strategic Plan as required.

        Qualifications

        BE+ seeks an experienced green industry professional who has connections and the ability to bring new members/sponsors to the organization. We seek a board leader to help cultivate the board’s leadership role in support of staff as part of a broader commitment to increase awareness about the importance of our mission, influence public policy, and expand our reach. Preference for candidates who have prior board member experience.
